LIMITED WARRANTY, SHIPPING, RETURN, INSTALLATION, OVERHANG & COASTAL ENVIRONMENT POLICY

Effective Date: September 25, 2026

 

This Limited Warranty, Shipping, Return, Installation, Overhang, and Coastal Environment Policy (“Policy”) applies to products sold by Apex Doors (“Apex”), including, as applicable, wrought-iron entry doors, pivot doors, aluminum entry doors, aluminum sliding doors, bifold/folding door systems, fixed panels, glass panels, frames, thresholds, hardware, and related components.

 

By purchasing, accepting delivery of, installing, or authorizing installation of an Apex product, the purchaser acknowledges and agrees to the applicable provisions of this Policy.

1. LIMITED PRODUCT WARRANTY

1.1 Warranty Period

 

Unless a different written warranty is expressly stated on the customer’s invoice or order acknowledgment, Apex provides the original purchaser with a one (1) year limited product warranty beginning on the original date of delivery.

 

This warranty is:

 

Limited to the original purchaser;

Non-transferable;

Limited to defects in materials or workmanship existing under normal intended use;

Subject to all exclusions, installation requirements, maintenance requirements, overhang requirements, and environmental restrictions contained in this Policy.

 

The warranty does not restart or extend when a product or component is repaired or replaced.

 

1.2 Covered Defects

 

Subject to all exclusions in this Policy, Apex may warrant against substantial manufacturing defects affecting the normal operation of the product, including qualifying defects involving:

 

Door frames;

Door panels;

Factory welds;

Factory-applied components;

Hinges or rollers supplied as part of the original system;

Locks or hardware supplied by Apex;

Factory-installed weatherstripping;

Factory-installed glass or insulated glass units, except as otherwise excluded.

 

Normal adjustment, settling, maintenance, lubrication, alignment, cleaning, or weatherproofing is not considered a manufacturing defect.

 

1.3 Warranty Remedy

 

If Apex determines that a covered manufacturing defect exists, Apex may, at its discretion:

 

Repair the defective component;

Supply a replacement component;

Replace the affected product; or

Provide another commercially reasonable remedy.

 

Apex’s obligation is limited to the defective product or component itself.

 

Unless expressly agreed to in writing, Apex does not cover:

 

Labor;

Installation;

Removal;

Reinstallation;

Demolition;

Drywall;

Stucco;

Masonry;

Painting;

Flooring;

Waterproofing;

Flashing;

Sealants;

Freight;

Crane or lifting equipment;

Contractor charges;

Travel expenses;

Loss of use;

Interior or exterior property damage;

Consequential or incidental damages.

2. WARRANTY EXCLUSIONS

 

The Apex limited warranty does not cover damage, failure, deterioration, or performance issues caused by or related to:

 

Improper installation;

Improper measurements;

Incorrect rough openings;

Improper framing;

Structural movement;

Foundation movement or settlement;

Building movement;

Improper anchoring or fasteners;

Improper shimming;

Out-of-square or out-of-level openings;

Improper adjustment;

Failure to maintain the product;

Failure to lubricate moving hardware;

Improper storage;

Jobsite damage;

Construction debris;

Concrete, mortar, stucco, paint, chemicals, or cleaning agents;

Scratches occurring after delivery acceptance;

Improper handling or lifting;

Modifications or alterations;

Drilling, cutting, grinding, welding, or machining after manufacture;

Installation of third-party hardware;

Unauthorized repairs;

Improper flashing;

Improper waterproofing;

Improper or missing sealants;

Failed or deteriorated sealants;

Inadequate drainage;

Blocked drainage or weep systems;

Improper sill-pan installation;

Improper threshold waterproofing;

Standing water;

Water intrusion resulting from surrounding construction;

Insufficient roof overhang;

Wind-driven rain;

Hurricanes;

Tropical storms;

Tornadoes;

Flooding;

Hail;

Lightning;

Fire;

Acts of God;

Excessive wind pressure;

Windborne debris;

Saltwater;

Salt spray;

Coastal atmospheric conditions;

Corrosion;

Oxidation;

Rust;

Galvanic corrosion;

Chemical exposure;

Pool chemicals;

Irrigation or sprinkler exposure;

Pressure washing;

Harsh cleaning products;

Normal wear and tear.

3. WATER INTRUSION & WEATHER RESISTANCE

 

IMPORTANT NOTICE

 

APEX DOORS DOES NOT WARRANT THAT ANY DOOR SYSTEM IS COMPLETELY WATERPROOF OR THAT WATER INTRUSION CANNOT OCCUR UNDER ALL WEATHER CONDITIONS.

 

Exterior door systems are components of a larger building-envelope system.

 

Water performance depends on multiple conditions outside Apex’s control, including:

 

Building design;

Roof design;

Overhang dimensions;

Door orientation;

Wind exposure;

Flashing;

Waterproofing;

Sill pans;

Sealants;

Drainage;

Exterior grading;

Installation;

Maintenance;

Surrounding wall construction.

 

The installer, builder, architect, engineer, waterproofing contractor, and property owner are responsible for designing and maintaining an appropriate water-management system for the building.

 

Apex is not responsible for water intrusion resulting from installation, flashing, waterproofing, sealant, drainage, structural, building-envelope, or site conditions.

4. REQUIRED OVERHANG POLICY

 

4.1 Exterior Door Protection

 

Exterior doors should be protected from direct exposure to rain, sun, and weather by a properly designed roof, porch, canopy, or permanent architectural overhang.

 

For standard installations, Apex recommends and may require an overhang based on the door’s height, exposure, orientation, and location.

 

4.2 Eight-Foot Door Standard

 

For an exterior door approximately 8 feet tall, Apex recommends a minimum 5-foot-deep overhang extending outward from the exterior face of the door.

 

The overhang should also provide sufficient lateral coverage beyond both sides of the opening.

 

4.3 Highly Exposed Locations

 

A larger overhang may be required when the door:

 

Faces prevailing weather;

Receives substantial direct sunlight;

Is installed on an exposed elevation;

Is installed near the coast;

Is installed in a high-wind area;

Is installed on an upper floor;

Has minimal surrounding architectural protection;

Is unusually tall or wide;

Contains large glass surfaces.

 

4.4 No Overhang / Insufficient Overhang

 

Exterior doors installed without an adequate protective overhang may not qualify for warranty coverage for weather-related deterioration, finish damage, corrosion, water intrusion, swelling, seal deterioration, hardware deterioration, or other exposure-related conditions.

 

An overhang does not make a door waterproof and does not replace proper flashing, waterproofing, drainage, sealants, or professional installation.

5. COASTAL & SALTWATER ENVIRONMENT POLICY

 

5.1 Coastal Installations

 

Coastal environments are considered severe exposure environments because airborne salt, humidity, wind, sand, and saltwater can accelerate corrosion and deterioration.

 

For purposes of Apex warranty administration, a property may be treated as a coastal/high-corrosion installation when environmental exposure to salt air or saltwater is reasonably capable of affecting the product, regardless of the property’s exact distance from the shoreline.

 

5.2 Coastal Warranty Restrictions

 

Unless Apex provides a separate written coastal warranty for the specific product, the standard limited warranty does not cover corrosion, oxidation, rust, discoloration, finish deterioration, hardware deterioration, or other damage caused or accelerated by saltwater, salt spray, airborne salt, marine conditions, or other corrosive environmental exposure.

 

5.3 Wrought-Iron Doors Near the Coast

 

Wrought-iron and steel products require particular attention in coastal environments.

 

Salt exposure can attack:

 

Welds;

Seams;

Edges;

Fasteners;

Hinges;

Hardware;

Scratched surfaces;

Damaged coatings;

Areas where dissimilar metals contact one another.

 

Surface rust or corrosion caused by environmental exposure is not considered a manufacturing defect.

 

5.4 Aluminum Systems

 

Aluminum generally provides substantial corrosion resistance, but aluminum products, coatings, fasteners, hardware, rollers, locks, and other components can still experience:

 

Oxidation;

Pitting;

Discoloration;

Coating deterioration;

Galvanic corrosion;

Hardware corrosion.

 

Such deterioration resulting from the installation environment is not considered a manufacturing defect.

 

5.5 Coastal Maintenance

 

Customers in coastal or high-corrosion environments should:

 

Rinse exterior surfaces regularly with clean fresh water;

Remove accumulated salt deposits;

Clean tracks and drainage channels;

Keep weep and drainage openings unobstructed;

Inspect hardware frequently;

Lubricate appropriate moving components;

Inspect coatings for scratches or damage;

Promptly repair damaged protective finishes;

Inspect perimeter sealants regularly;

Replace deteriorated sealants as needed.

 

More frequent maintenance may be necessary for properties directly exposed to salt air or prevailing coastal winds.

 

Failure to perform reasonable coastal maintenance may void coverage for affected components.

6. WINDSTORM, HURRICANE & IMPACT-RATING POLICY

 

Apex does not represent that every product it sells is hurricane-rated, impact-rated, windstorm-certified, or approved for every jurisdiction.

 

The customer, architect, engineer, builder, and installer are responsible for determining the applicable building-code, design-pressure, impact-resistance, windborne-debris, permitting, inspection, and certification requirements BEFORE ordering.

 

A product must not be represented as:

 

Hurricane-rated;

Impact-rated;

Miami-Dade approved;

Florida approved;

TDI approved;

TWIA compliant;

Windstorm certified;

 

unless documentation applicable to that particular product, size, configuration, glazing, hardware, anchoring method, and installation supports that representation.

 

Product suitability can vary according to:

 

Opening size;

Door configuration;

Building height;

Exposure category;

Location;

Wind speed;

Design pressure;

Glazing;

Hardware;

Anchoring;

Structural substrate.

 

Purchasing a product from Apex does not guarantee that a property will receive a windstorm certificate or qualify for insurance.

7. INSTALLATION POLICY

 

7.1 Professional Installation

 

Apex strongly recommends installation by a qualified professional experienced with the specific type

of door system being installed.

 

Installation must follow:

 

Apex/manufacturer installation instructions;

Applicable product evaluation or engineered drawings;

Applicable building codes;

Local permitting requirements;

Appropriate waterproofing practices;

Applicable structural requirements.

7.2 Installation Responsibility

 

Unless installation is specifically included in a written Apex contract, Apex is acting as the product supplier only.

 

Apex is not responsible for work performed by:

 

General contractors;

Builders;

Subcontractors;

Installers;

Waterproofing contractors;

Stucco contractors;

Masonry contractors;

Framers;

Engineers;

Architects;

Other third parties.

 

7.3 Rough Opening

 

The customer/installer is responsible for verifying:

 

Width;

Height;

Wall thickness;

Finished floor elevation;

Header conditions;

Structural support;

Plumb;

Level;

Square;

Required installation clearances.

 

Apex is not responsible for products ordered from customer-supplied measurements.

 

7.4 Structural Support

 

The building must be capable of supporting the door system.

 

Large pivot doors, bifold doors, sliding systems, and large glazed assemblies may impose significant loads on the structure.

 

Apex does not provide structural engineering unless specifically contracted in writing.

 

7.5 Waterproofing

 

Installation must include appropriate:

 

Flashing;

Sill pans where required;

Sealants;

Drainage;

Waterproof membranes;

Perimeter sealing;

Building-envelope integration.

 

DOOR INSTALLATION ALONE DOES NOT CONSTITUTE BUILDING WATERPROOFING.

 

7.6 Weep Holes & Drainage

 

Drainage paths, weep holes, tracks, and sill drainage systems must remain unobstructed.

 

Installers must not permanently block designed drainage openings with:

 

Mortar;

Concrete;

Grout;

Stucco;

Caulk;

Sealant;

Flooring;

Construction debris.

 

The owner is responsible for periodically inspecting and cleaning drainage systems after installation.

8. INSTALLATION BY APEX

 

If Apex separately contracts to provide installation, Apex’s installation scope is limited to the work expressly identified in the written proposal or invoice.

 

Unless specifically stated otherwise in writing, installation does not include:

 

Structural engineering;

Framing modifications;

Header construction;

Masonry;

Stucco;

Drywall;

Painting;

Electrical work;

Alarm work;

Waterproofing of the building envelope;

Roofing;

Exterior drainage;
